About Us

Lakeview Financial Services is run by Husband and Wife team, Terry and Liz Hayes. Between them they have over 30 years experience in Mortgage Advice, having first set up and run a Mortgage Brokerage in 2003.  Terry advises on residential and Buy to Let Mortgages, Liz specialises in Equity Release advice.

The Company specialises in Equity Release advice.  We believe that our clients should be given all the options available to them to make the right decision about whether or not to release equity from their homes.  Once you make an enquiry, Liz will call you to have an initial discussion.  If you wish to go ahead, Liz will make the process as easy as possible for you, keeping you updated every step of the way and making sure you understand everything that is going on. No home visit will be required throughout the whole process.

Liz is a qualified Equity Release Adviser, having gained her certificate in September 2018.

As we offer a bespoke service our charges can vary. Our minimum fee charged is £600 per application our average fee charged is £ 750 fees are ( payable on receipt of offer).

The choice of equity release plans and the features to choose from is vast. In addition, most plan providers now only accept applications from qualified financial advisers to ensure that you have received independent advice from a suitably qualified adviser.

  • We are qualified to offer advice on both Lifetime Mortgages and Home Reversion Plans and are not tied to any one provider.

  • We do all the work involved, from start to finish, completing any paperwork or application forms, liaising with provider and solicitors while keeping you updated throughout.

How We Work

We offer a full advice and recommendation service. This means that we will compare every UK equity release plan and recommend which one we feel suits your needs the best.

We will email / post your Personalised illustration and report. These documents will lay out in plain english, whether we recommend equity release or not, which plan from the market we recommend along with our reasons, as well as draw your attention to the costs and any risks you should be aware of, such as any effect on tax, or on any State Benefits you may receive.

Upon receipt of this information, You can call or email us with any further questions you may have. You will not be obligated in any way to proceed with our recommendation and you will not be charged any fees if you decide not to proceed with our recommendation.

Our overall aim is to ensure that you receive a complete and balanced recommendation, and that your experience of research and any application is as simple and pleasurable as possible, and most importantly, on your terms.
